Manor Lakes

Manor Lakes is a well-established masterplanned community located 40 minutes west of Melbourne in Wyndham Vale.


Currently enjoyed by over 6,500 residents, Manor Lakes has been designed by the Dennis Family Corporation to become a suburb of its own in future years. When fully developed, the family-friendly estate will cover approximately 750 hectares in area and house a population of more than 26,000 people.

The Victorian State Government's approval of the Manor Lakes Precinct Structure Plan in June 2012 allows for the development of the entire western balance of the estate over the next 20 years. The Manor Lakes PSP encompasses 386 hectares of land which will allow for the construction of approximately 5,000 new homes for 13,500 residents.

In 2006, Manor Lakes was recognised with Housing Industry Association (HIA) GreenSmart accreditation, an industry initiative bestowed on developments that have achieved minimal environmental impact, maximum energy efficiency and superior urban design. When complete, approximately 55 hectares of the developed area at Manor Lakes will comprise green space.

The estate's many natural attractions, including Manor Lake itself and other waterways, harmonise with a full range of local amenities and services already in place. These include the Manor Lakes Central Shopping Centre and two educational facilities - Manor Lakes College and Our Lady of the Southern Cross Catholic Primary School. The opening of the Wyndham Vale Community Centre at Manor Lakes in mid 2011 has added a state-of-the-art library, maternal and child health consulting rooms, kindergarten, youth lounge, meeting rooms and other amenities within the complex.

The Wyndham Vale railway station, which commenced its operation in June 2015, is located in close proximity to both schools and the shopping hub of the Manor Lakes Activity Centre. The modern transport hub provides Manor Lakes residents with direct train access to Melbourne and Geelong. The new station incorporates a bus interchange, a 1000 space car park, bike storage, pedestrian crossing and a range of safety and sustainability features.
